We manage permits, inspections, foundation, delivery, setup and finishing so you don't have to. Prefer to be hands-on? We can simply deliver and crane your home into place while you handle the rest.
The full process →Pick a design and tell us what you'd like changed. We send it to the plant for final drawings and you approve the revised plans.
Once your contract is signed and financing approved, your home is scheduled. Delivery is typically 8–10 weeks from design sign-off.
We coordinate test pits and septic applications, submit drawings to your municipality and book every inspection through to the Final Occupancy Permit.
Our ground crew clears the site, builds a temporary driveway, pours and backfills the foundation and builds the knee wall before delivery.
Crane and construction crews place your home on its foundation, bolt the sections together and prepare it for finishing.
Exterior work comes first, then interior finishing, electrical, plumbing and HVAC, with inspections at each stage and weekly site visits from Sanctum.
After the final inspection and Occupancy Permit, we clean the site and top-dress the driveway. Typical completion is 4–14 weeks from the home’s arrival on site.
“The picture of my father, who is no longer with us, sitting on his front stoop looking out in wonder as our Sanctum home came through the trees on delivery is one that will remain hanging in our Sanctum home for years to come.”
My family purchased a prefabricated home from Sanctum in 2022. Our goal was to provide space for caregivers as part of an age-in-place strategy for two seniors in their late 80s living off-grid in rural Nova Scotia. Our family has never once regretted the purchase thanks to both the quality of the product purchased but also because of the value-added by the post-purchase customer service we received over several years.
This post-purchase service included a challenging delivery to the rural site, a broken window warranty claim that was successfully navigated together and considered answers to our many questions.
Duncan Cann was our primary point of contact, and he was exemplary throughout. We also appreciated and enjoyed our afternoon on site (after delivery) with both Duncan and the owner at Sanctum, Rob Monk, who was keen to see their product on site. The picture of my father, who is no longer with us, sitting on his front stoop looking out in wonder as our Sanctum home came through the trees on delivery is one that will remain hanging in our Sanctum home for years to come. Many thanks, The Burton Family.
“We smiled from ear to ear the moment we walked into the home.”
For over three years, we have been looking for a suitable home for our family. We got outbid a few times on various homes and we really wondered how we would be able to get into a one level home. I have disabilities and require a one level home. I knew I didn't want to be in a mobile home park. We wanted space and we wanted privacy.
We were limited in our budget, so we were really up against a lot to get into our next home in these constant bidding wars. We waited it out in our other home, but as I got older and had a baby, one level was needed more than ever.
One day I was on Marketplace and I came upon an ad for a brand new mini home in Windsor. Never in my wildest dreams did I consider this area. But we were desperate. We took a drive and let me tell you, we smiled from ear to ear the moment we walked into the home. Was this our chance? Can we do this?
Rob and Duncan were amazing to deal with. Funny enough, we and Rob graduated high school together, which we found out later. They allowed us to use our realtor. They sent updates and were honest. They even thought of things that we simply didn't, and we didn't even have to ask for. They offered to help make this process as turnkey as possible for us.
This indeed was our chance and we will be forever grateful that these homes are available, and that good people are at the front of this business and truly care. We would 100% recommend this company to others.
My advice: if you want to be able to breathe and not lose sleep over yet another viewing and bidding war, or exceeding the budgets in today's economy, give Sanctum Homes a call. Hope you too get to enjoy a beautiful home like ours.
“I felt that I was in very good and trustworthy hands.”
In 2023 I bought a 1 bedroom backyard suite from Sanctum Homes Inc. Right from the beginning of the process I was very happy with the help I received from the company. The knowledge and information were always delivered professionally and immediately, all questions always answered.
A very challenging delivery and set up was performed right on date and everything went smoothly as promised. Once the house was hooked up the service did not stop. Duncan Cann and Rob Monk made sure that everything was working well. Duncan even put in the screen door and I got all the leftover paint for future patch up.
I am very happy with my little house that I turned into a guest house which is being rented, thus enabling me to retire soon. I felt that I was in very good and trustworthy hands and am very grateful to Duncan and Rob.
I have recommended them to a lot of my clients already (I am a real estate agent) and am thinking of maybe buying another house from Sanctum in the future. Thanks for everything.
“We were impressed with the construction quality, appearance, and the wise use of space in the home.”
Two years ago (2023) my husband and I were given an opportunity to look at homes for sale in the Windsor NS area. Duncan Cann from Sanctum Homes had notified us that a couple of homes were available to look at. Wow, as we toured these homes, we were impressed with the construction quality, appearance, and the wise use of space in the home.
We received excellent service and communication through the purchase process. The follow up was great, we received everything promised and would highly recommend Sanctum Homes. A pleasure to do business with, a very thoughtful and professional experience.
Duncan is easy to communicate with and always responds to calls, emails and texts, and is willing to assist with anything, explaining the utilities, water system and other items that we were not familiar with. Two thumbs up!
Sanctum Homes began in 2021, but the values behind it were shaped over a lifetime in construction.
After years of building custom homes, I found myself searching for a better way forward — one that could offer greater predictability without compromising the quality and care that homeowners deserve. That search led me into the modular industry, where I spent many hours walking through factories, crawling under homes, inspecting framing, air sealing, window details, and all the things most people will never see.
What I found surprised me.
For the first time, I saw a process that had the potential to deliver homes built not just for appearance, but for longevity. The details behind the walls mattered just as much as the finishes in front of them. In many ways, the homes were being built better than what I had seen in traditional site construction.
That experience became the foundation of Sanctum Homes.
I've always believed that whether someone is purchasing a modest home or a million-dollar custom build, it is one of the most important investments of their life. My responsibility is to leave people better off than when I found them — to build homes that bring comfort, security, and peace of mind for years to come.
To me, a well-built home is one you don't have to think about. It simply works. Quietly. Reliably. Through storms, seasons, and everyday life.
That philosophy guides every decision we make. From energy performance and durability to the unseen details that protect against moisture, wear, and time itself, we focus on building homes designed to last.
At Sanctum Homes, we believe quality and value are not opposites. Done properly, quality pays people back over time.
That's why every home we build is guided by three principles:
Because a home should be more than a structure — it should be your sanctum.
Rob MonkFounder Sanctum HomesMost homeowners choose our turnkey service: permits, inspections, foundation, delivery, setup and finishing. If you'd rather be hands-on, we can deliver and crane your home into place while you manage permits, foundation and finishing.
Most homes go on a full basement or crawl space. We also use helical (screw) piles for some sites. Blocking is cheaper, but we recommend permanent foundations for long-term performance and value. Compare the options →
