What does a modular home cost in Nova Scotia?

It’s the first question everyone asks, and the hardest to answer honestly. The price of a modular home depends on the model, the choices you make and, just as much, on your land. This guide shows what our homes cost on average, what a complete turnkey home usually adds, and why the only accurate price is a quote for your own lot.

Prices as of October 23, 2026, before HST. Averages from our current price list; they change as our suppliers’ prices do.

Watch out for prices that leave things out

Many builders advertise the price of the house alone, or the house on its foundation. It’s a real number, but it isn’t what it costs to move in. Your land still has to be cleared and given a driveway, a septic system and a well, the home needs heat and appliances, and most people choose a few upgrades. Once everything needed for a turnkey home is added, the price goes up: in the averages below, by about $76,000 for a mini home and $83,000 for a modular home. When you compare prices, ask every builder exactly what’s included.

What our home price already includes

Our home prices follow what we call our No-Surprises Standard: they’re priced with the important details already included, and for the home finished on your lot, not just the box from the factory.

Built into every home

Done for you on site

Custom finish options are available on every home.

What makes your price different

Turnkey, or just the house

Most of our homeowners choose our turnkey service: we handle permits and inspections, the foundation, delivery, setup and finishing, and hand you the keys. Some prefer to manage parts themselves, and we can simply deliver and crane the home into place while they look after the permits, foundation and finishing. A “house only” price will always be lower, but the rest of the work still has to be paid for. Comparing turnkey to turnkey is the only fair comparison. See the full process.

The best way to get an accurate price

Tell us about your lot and the home you have in mind. We’ll talk through the model and options, visit your site with our ground crew, and give you a quote for your home, on your land, with nothing left out.

Quick answers

How much does a modular home cost in Nova Scotia?

As of October 23, 2026, a Sanctum Homes mini home on block piers averages about $217,000 for the home and foundation, and a modular home on a crawl space about $423,000, before HST. With what a turnkey build on a typical rural lot also needs (site preparation, a well, a heat pump, appliances and some upgrades), the averages are about $293,000 and $506,000 before HST. Your own price depends on the model, your choices and your land, so the only accurate number is a quote for your lot.

Why don’t modular home builders post their prices?

Because the price of the house is only part of what it costs to live in it. Site preparation, septic, a well, heating, appliances and options typically add $76,000 or more to the price of the home and foundation (as of October 23, 2026), and they depend on your land and your choices. Prices that leave those out look low and go up once everything needed for a turnkey home is added.
