The Sanctum Homes turnkey experience
Sanctum Homes is a full-service turnkey home provider, managing your build from the moment you sign your contract to the day we hand you the keys.
Choosing your home
Once you’ve selected your design, we review any requested changes before sending it to the plant for final drawings. You’ll receive the revised plans for approval to ensure every detail meets your expectations. Browse all models.
Scheduling the build
After your contract is signed and financing approved, your home is scheduled for construction. Sanctum Homes will provide an estimated delivery date, typically 8–10 weeks from design sign-off.
Permits and approvals
We coordinate all required site testing, permits, and approvals, including:
- Test pit and septic applications
- Submission of construction drawings to the local municipality
- Scheduling all building inspections, up to and including the Final Occupancy Permit
Lot preparation
Once the Building Permit is approved, our ground crew prepares your lot by:
- Clearing the site and constructing a temporary driveway
- Pouring and backfilling the foundation after inspection
- Building the knee wall prior to delivery
Sanctum Homes coordinates with transport and crane crews for home placement and setup. More about preparing your lot and foundation options.
Home delivery
The crane and construction crews work together to place and secure your home on its foundation. The sections are bolted together and prepared for finishing.
Construction and finishing
After placement, trades are scheduled in succession to ensure efficient progress. Sanctum Homes oversees weekly site visits to maintain quality and schedule. Exterior work is prioritized (siding, roofing, dormers, windows, decks, and steps), followed by full interior finishing. Electrical, plumbing, and HVAC installations proceed alongside construction, with inspections at each stage.
Once complete:
- Flooring, doors, trim, and finishes are installed
- Appliances and heating systems are connected
- The final inspection is conducted, and the Occupancy Permit is issued
The site is then cleaned, the driveway is top-dressed, and your home is ready for move-in.
Completion timeline
Typical completion time is 4–14 weeks from the home’s arrival on site, depending on weather, utility connections, and material availability. Reflective address numbers are installed as required by the municipality.
The groundwork allowance includes septic installation.
